The following Rules and Regulations have been adopted by the North Village Condominium
Association Council to promote a safe and harmonious community.  The Council reserves the
right to amend these rules and regulations, from time to time, to better serve the needs of our
changing community.  We ask for your full cooperation in abiding by these rules and
regulations.    

  1. North Village Condominium Association is professionally managed by Wilgus Associates,
    Inc., who acts under the authority of the Council.  Our management representative, Julie
    Banks, can be reached during regular business hours at (302) 645-9215, ext 107 or at  
    (302) 539-7511, extension 3043.  
  2. Display of “For Sale” and “For Rent” signs, as well as any and all advertising signs,
    including political signs, are strictly prohibited.
  3. No recreational vehicles, trailers, campers, boats, motor homes or other oversized vehicles
    or inoperable vehicles may be kept on the property, except in a garage, for more than 24
    hours during any 7-day period.  Vehicles may not be repaired on the property.   
  4. For the safety of each building against fire, the use of grills of any sort is strictly prohibited
    with the community. Individuals found to be in violation will be financially responsible for fire
    or smoke damage.  
  5. During the cold weather months, all units must maintain a minimum temperature of 55
    degrees to avoid frozen pipes and other complications, which could result in extensive
    damage to your unit as well as your neighbors.  Otherwise, unit pipes should be
    professionally winterized to prevent freezing.  
  6. It is the intention of the Council to maintain an environment free of any excessive noise and
    immoral, improper or offensive behavior, which degrades the quality of life of its residents.  
    Please be cognizant of the noise that may generate from your unit between the hours of
    10pm and 8am.
  7. In order to maintain the aesthetics of our buildings and to prevent a possible injury, please
    keep all stairwells and hallways free of clutter, including exercise equipment, bicycles,
    coolers and beach equipment.
  8. Homeowners are permitted to keep no more than one domestic pet.  Pets must not be left
    on the porches or patios for any extended period of time and must not be left unattended
    while the owner is not home.  Your porch is not a kennel.  It is the responsibility of the pet
    owner to ensure that their pet is not a nuisance to other residents.  All pets, including cats,
    must be kept on a leash at all times while outside the unit.  Delaware State Law requires
    pet owners to clean up immediately behind their pets for environmental and health
    reasons.  It is the Council’s recommendation that owners walk their pets on the outskirts of
    the community, behind the garages, as opposed to the area around the pond, where our
    children play and our neighbors without pets walk.
